• You may smoke responsibly outside

We understand things happen out of our control in life.  If you have a family emergency or similar reason for not coming we try to work with you to move you to another date.

• An outdoor gas grill is available for your use.  
• Campfire wood bundles are available for a fee of $5/bundle.

• Mother Nature makes up her own mind about weather.  You are visiting the mountains and weather can change quickly.  
• We cannot refund based on a rainy day. 

• Quiet Time is from 10 pm to 7 am

• Some of our rentals and cabins are Pet Friendly and some are not.  
• Please review House Rules in Airbnb prior to booking.
• ALL Pets must be spayed/neutered
• Pet Fees are $15 per pet/per night and we usually just have guests bring cash for pet fees

We welcome you to enjoy our farm in as much capacity as possible. We are glad to provide “farm experiences or tours” with prior arrangement for a nominal fee. You are welcome to walk any of the gravel paths about the farm and views the animals, however, we do require our guests to respect the following rules.

* Do NOT enter any field, go past any fence, open any gate or enter any barn structure without direct permission from a Farm Manager.
* Do NOT feed animals anything without permission from a Farm Manager (some animals are on strict diets or have allergies and medical conditions to consider)
* Pets must be ON LEASH at all times when on the farm.  If you are visiting the farm from one of our other rentals, please don’t bring your pet down to tour the farm.
* Be aware that most fencing is electrified. The best way to pet an animal is beside a gate however make sure to notice if the gate has an electric line on top of it.

Except as provided in VA code 3.2-6203, an equine activity sponsor, an equine professional, or any other person, which shall include a corporation, partnership, or limited liability company, shall not be liable for an injury to or the death of a participant resulting from the intrinsic dangers of equine activities and, except as provided in 3.2-6203, no participant, participants parent or guardian, or representative of such parent or guardian, shall have or make any claim against or recover from any equine activity sponsor, equine professional, or any other person for injury, loss, damage, or death of the participant resulting from any of the intrinsic dangers of equine activities .
